The HWY 15 tract is located in Dorchester County, South Carolina on US HWY 15 one mile from the intersection of US Interstate 26. The property contains approximately 50 acres. The Dorchester County tax map number is 008- 00-00-035 and it is zoned as commercial

The timber resource has been managed for pine production. This has involved a regular prescribed fire regime of burning approximately every third year and a thinning program designed to balance fiber production with diameter growth.

The majority of the 50 acres of the tract is standing in loblolly pine. There is a wetland pond on the western side of the tract and a narrow wetland area on the northern boundary line. The pine timber was thinned in January, 2001 and is currently standing at approximately 50-60 square feet of Basal Area (BA) per acre. Diameter breast high (dbh) averages approximately 12-14 inches with all products, pulpwood, chip-n-saw and sawtimber represented. These estimates are not guaranteed and the potential buyer is encouraged to determine the timber quantity and quality for themselves. A wetland delineation was completed in 2008 and it was verified by the US Army Corp of Engineers in 2009.
